From Chaos to Charcoal Perfection

One of Our Most Challenging Floor Projects Yet

a floor that needed the whole tool bag

This project was a true journey — and one of the most technically demanding jobs we’ve ever taken on.

We had the opportunity to partner with Sean Seifert, an outstanding general contractor and an absolute pleasure to work with. The existing floor was anything but simple: it consisted of nine different concrete pours, and a massive section had suffered severe heat damage from the previous tenant’s heavy machinery.

Remove/Repour a couple hundred sqft

That entire area had to be completely removed and repoured. Sean stepped up without hesitation and made it happen, keeping the project moving forward. That kind of teamwork and problem-solving is rare, and we’re truly grateful for it.

Dialing in

Because we were working against a tight schedule with green (fresh) concrete, we needed a system that could handle it. We started by coating the entire floor with urethane cement for immediate protection and durability. We then applied two different cementitious resurfacers, permanently protected the steel beams embedded in the floor with additional urethane cement, and repaired thousands of linear feet of cracks using high-performance polyurea.

Ther Final Result

Once the substrate was properly prepared and stabilized, we moved forward with our epoxy system: a full broadcast of 100% solids 3477 epoxy primer, followed by a rolled coat of urethane fortified with aluminum oxide. This topcoat delivers exceptional durability while providing excellent slip resistance — critical for a high-traffic industrial environment. To the average person walking in, it simply looks like a clean, tough, charcoal grey floor.

But for us at 814 Epoxy and More, this job represents something much more. It was a masterclass in flooring systems — combining urethane cement, cementitious resurfacers, polyurea crack repair, epoxy primer, and urethane topcoats — all while hitting every deadline without compromise.

A huge thank you to Sean Seifert and his entire crew for the seamless collaboration and professionalism from start to finish. At 814 Epoxy and More, we specialize in local expertise with zero shortcuts. Whether the job is straightforward or highly complex, we deliver floors that are built to last.
