tread-Plex System
Tread-Plex (properly ArmorSeal® Tread-Plex™ from Sherwin-Williams) is a water-based, 100% acrylic floor coating designed as a general-purpose, single-component solution for protecting concrete, wood, or previously painted floors in interior/exterior settings.
It's a straightforward, low-odor, VOC-compliant product that dries quickly to form a tough, alkali-resistant film. Key traits include resistance to abrasion, grease, oils, hard wear, and cleaning chemicals/equipment—making it suitable for light-to-moderate industrial/commercial use, such as warehouses, light assembly areas, hospitals, labs, offices, steps, stairwells, helipads, or even shipping container floors. It offers slip-resistant properties (meets ADA standards when textured additives are used), fast-dry times (foot traffic in 8–18 hours, depending on conditions), water cleanup, and easy application by brush or roller.
Why Tread-Plex is an Affordable Alternative
Compared to premium resinous systems like your polyaspartic sand broadcast (Jim Pretzel System) or full epoxy/polyaspartic quartz broadcasts:
- Much lower material cost — It's a basic acrylic paint-like coating with high coverage (roughly 345–460 sq ft/gallon per coat). No need for expensive multi-layer resin kits, aggregates, or specialized topcoats.
- Simpler & faster install — One- or two-coat system (often just 2 coats of Tread-Plex over primed concrete), no broadcasting/scraping aggregates, no multiple embeds.
- Budget-friendly performance — Delivers solid everyday protection (abrasion/chemical resistance, no hot-tire pickup issues noted in some uses) without the premium features of polyaspartics (extreme UV stability, ultra-fast cure, heavy-duty chemical/impact resistance).
- Great for non-aesthetics-focused users — Provides a clean, semi-gloss, uniform solid-color finish (available in a range of industrial shades like deck gray, etc.)—functional and professional-looking but not decorative (no flakes, quartz sparkle, or metallic effects). In short, Tread-Plex is an excellent,
affordable alternative to more advanced broadcast systems when the space doesn't need maximum durability or a flashy look—think basic garage refresh, light commercial floors, workshops, or utility areas where you want reliable protection on a tight budget. It's not as tough or long-lasting as polyaspartic in heavy-traffic/hot-tire scenarios, but it punches above its weight for the price.
