Warranty & Maintenance – 814 Epoxy and More
We stand behind every floor we install. If it fails due to our workmanship or materials, we return and fix it — no runaround, no excuses.
Every floor we install is covered by our workmanship guarantee. If a failure occurs due to our installation or the materials used, we will return to evaluate and correct it at no cost to you.
We don't offer a "lifetime warranty" that disappears when a franchise territory changes hands. We offer something better: direct accountability from the same team that installed your floor, every time.
Epoxy Coating Limited Lifetime Delamination Coverage
We provide a Limited Lifetime Warranty against delamination (peeling or separation of the coating from the concrete) for the original owner, provided proper surface preparation and moisture testing are completed during installation.
This means we warrant that the epoxy or polyaspartic system will not delaminate due to defects in our workmanship or materials.
We also back our work with a 7-year comprehensive warranty for workmanship and materials.
Important Exclusions
- Moisture vapour transmission or hydrostatic pressure coming up through the concrete slab (unless we performed and documented full moisture mitigation)
- Concrete cracking, shifting, or substrate failure
- Normal wear and tear, scratches, or staining from chemicals
- Damage from abuse, impact, or improper maintenance (including failure to clean spills promptly)
- UV exposure on external surfaces
Proper preparation is 90% of a long-lasting epoxy floor. That’s why we take extra time to grind and thoroughly test every slab before we apply any coating.
For our commercial, industrial, and institutional clients, our Urethane Cement installations provide a longer, more durable warranty for heavy traffic.
All warranty details are clearly documented in your written contract. We’re happy to explain everything in plain English.
How to Maintain Your Epoxy Floor
A high-quality epoxy or polyaspartic floor is built tough, but simple regular care will help it stay beautiful and protected for years.
Daily & Weekly Maintenance
- Sweep or dust mop regularly to prevent dirt and grit from grinding into the surface.
- Mop with mild soap and water using a pH-neutral cleaner (Simple Green, Murphy’s Oil Soap, or a dedicated epoxy floor cleaner). Avoid bleach, ammonia, citrus cleaners, or harsh abrasives.
- Clean spills when possible. These top coats are meant for wear and abuse in industrial settings, but nothing is forever. Prolonged spills can cause staining, which can damage the topcoat if left to sit for too long.
What to Avoid
- Hot tire pickup: Park vehicles for at least 24–48 hours after installation (longer in cold weather) before driving on the floor. Avoid leaving tires in the same spot for extended periods in hot weather.
- Heavy dragging: Lift items or use furniture pads instead of dragging them.
Power Washing Tips: Power washing is fine, but you must use a 15-degree tip or wider (white or green tip). Keep the wand moving at all times and maintain at least 12–18 inches of distance from the surface. High-pressure narrow tips can damage the coating.
Seasonal Tips for Erie & along that Great Lake we call home.
- Winter salt & chemicals: Rinse or mop more frequently during heavy salt months. Salt is abrasive and can dull the finish.
- Freeze-thaw cycles: Good drainage around the building helps prevent moisture issues in the concrete below the coating.
- Spring & Fall deep clean: A thorough cleaning will refresh the surface.
Recommended Cleaners for Your Epoxy Floor
Best Everyday Cleaners
- Simple Green – Dilute with water. Excellent all-purpose cleaner.
- Murphy’s Oil Soap – Gentle and effective for regular mopping.
- Dawn Dish Soap (original blue) – A small amount mixed with warm water works well for light cleaning and grease.
- Dedicated Epoxy Floor Cleaners:
- Zep Neutral pH Floor Cleaner
- Ecolab or Betco pH-neutral floor cleaners (great for commercial/high-traffic areas)
- Garage Floor Cleaner by Simple Solutions or Rust-Oleum Epoxy Cleaner
What to Avoid
- Bleach, ammonia, citrus-based cleaners, vinegar, or any harsh acidic/alkaline products
- Abrasive powders (Comet, Ajax, etc.)
Pro Cleaning Tip: For routine cleaning, mix 1–2 ounces of cleaner per gallon of warm water. For tougher spots, let the diluted cleaner sit for 2–3 minutes, then scrub gently with a soft-bristle broom or mop.
Extending the Life of Your Floor – 7-Year Top Coat Refresh
After 7 years, we strongly recommend installing a new top coat. By this point, the original top coat has typically worn down as it is designed to be a sacrificial layer (this does not apply to polished concrete or urethane cement floors).
Here’s how we do it:
- First, we autoscrub the floor thoroughly to get it perfectly clean.
- Because the top coat is already worn, the sanding is very light and fast.
- We follow with a thorough vacuuming.
- Then we apply a fresh new top coat.
This maintenance extends the sheen, protects the epoxy and the flakes underneath, and can add many more years to your floor's life.
Note on Flake Refresh: Sometimes, if wear is too heavy in certain areas, we may need to re-broadcast flakes lightly. This involves another coat of liquid, broadcasting new flakes, and then applying the new top coat. In these cases, the cost is typically around 20% of the original application price (adjusted for inflation). For a straightforward clean, light sand, and recoat with no additional flakes, the cost is usually closer to 15%.
Many of our long-term customers, including commercial accounts like local colleges, take advantage of this service to keep their floors looking and performing like new.
Following these simple steps and staying on top of maintenance will keep your epoxy floor looking sharp for many years to come.
